College Hill is a neighborhood in the city of Greensboro, North Carolina

College Hill was Greensboro’s first neighborhood…

The College Hill Historic District is a smaller area within in the neighborhood… The National Register of Historic Places district has slightly different boundaries… As a result, two of the neighborhood’s most historic structures, Wafco Mill and the Greensboro College administration building, are within the city’s historic district but outside the National Register District. Both are listed on the Historic Register separately...

The neighborhood, originally known as Piety Hill, was first settled by members of the Morehead family and Methodist supporters of nearby Greensboro College in the 1840s. The neighborhood witnessed rapid growth in the 1890s following the establishment of streetcar lines and UNCG. The College Hill neighborhood is bounded:

  • on the north by West Market Street;
  • on the west by McIver and Tate streets;
  • on the south by the Southern Railway tracks, and
  • on the east by Freeman Mill Road, Spring Street, West McGee Street and Greensboro College.

Wow… This next quote speaks of a HUGE concern of PROPERTY OWNERS about the impact 700 students, who live in the district, would have on PROPERTY VALUES that have crept cautiously upwards since the 1970s…  Sounds to me the plan might be to get rid of the students or at least student deemed undesirable – “I wonder what is the criteria…”

Concerns are high among resident homeowners in College Hill and within Greensboro’s preservation community. Aside from appearance issues, many are concerned with the projected 700 student residents that would call the project home and depend on existing narrow roadways as means of ingress and egress for the site. Other property owners are concerned about possible destabilization of property values due to the large scale of the student-occupied rental community. Historic district values have crept cautiously upwards since the 1970s when most of the neighborhood was considered a slum. Property owners remain weary of any projects that might halt any hard-won advances in neighborhood investment and stabilization.


Wow…  I live in “The District Apartments” on West Market Street directly across from the Greensboro College sign…  The District Apartments district-sign-1024x675was the Greensboro Hilton Hotel back in the late 70’s & 80’s…  (I came to the Hilton to a comedy show back in the early 80’s…)  It is a great place for students to live because it is affordable and properly located…  http://www.burkelycommunities.com/student-apartment-communities/greensboro-studio-apartments/

Development was not limited to residences. Greensboro’s oldest fire house stands at 547 South Mendenhall Street. The two-story brick building served as the West End Hose Company from 1897 to 1919, when it was replaced with a new building one block north at 442 South Mendenhall…  The College Hill Residents Association was incorporated as a 501(c)3 non-profit corporation in July 1978. In December that year, the name was changed to the College Hill Neighborhood Association…  The Wafco Mill complex began as a grist mill in 1893, with subsequent additions through 1912. The complex was restored in 1983 as condominiums…  Two small commercial areas are located in College Hill. The intersection of Tate Street and Walker Avenue features numerous restaurants, two coffee houses, and stores that cater to the nearby university. The intersection of Mendenhall and Spring Garden streets has a smaller collection of stores that serve the student population. The students and growing nearby campuses that give the neighborhood its energy also create special problems. Parking has been an issue in the narrow streets for decades, and student housing sometimes challenges city health codes…  

With Revolution Mills, an industrial site is being adaptively reused for mixed-use office and residential spaces while retaining the original buildings. Both projects typify the dynamic redevelopment potential of the Newman site as an economic asset that would continue redevelopment initiates witnessed in College Hill over the past 30 years.

A 700 unit “resort style” student apartment complex is a radical departure from that proven course.

The company hopes to have land acquired by the end of the year, with construction complete in time for Fall Semester 2011…
